Once you have structured you deal...

We will add it to our online marketplace, submit it to various Internet sites, market it directly to our list of pre-qualified investors, etc.

The Goal

The goal is to find a perfect match for the specific requirements of your retirement needs including the length of time you plan to stay in your house, your desired monthly Reverse-Rent-For-Life Equity payment, and the Optional Upfront, Move-Out, and Bequest / Bequeath Equity payments.

This is a Long-Term partnership between you, the investor, and us so we have to make sure that everyone has fully reviewed the deal, understands the terms, conditions, their resposibilities, etc. We intereview every potential investor, perform background checks, verify funding, etc prior to making any introductions

The Introductions

Once an investor has passed our vigorous screening process and we have all agreed to the terms of the Reverse-Rent-For-Life deal, we set up a time for everyone to meet. The most logical place for this meeting is at your home as the Investor will need to see the property before closing anyway and this is a great time for everyone to get to know each other.

At this meeting we discuss the following:

  • Date for first Monthly Reverse-Rent-For-Life Equity payment and direct deposit for future payments.
  • Date for Optional Upfront Equity Payment.
  • Long-term plans for the house such as any upcoming maintenance items, projects, etc.
  • Required on-going maintenance, and who will be resposible for it.
  • Long-term goals for staying in the home or moving to an assisted living facility.
  • Options for a possible Move-Out Equity Payment.
  • What triggers possession of the house for the investor.
  • Plans for Optional Bequest / Bequeath Equity Payment.

Closing The Deal

Once all the expectations are finalized, and everyone is comfortable with the moving forward with the deal, we put together the paperwork and finalize all the agreements between all parties. This is very similar to the closing you did when you bought the house, though it includes several additional documents detailing your role as the seller / financier, the investors role as the buyer, our role as the third-party administrator, and specific terms on what each parties responsiblty throughout the deal. This includes detailed descriptions of the various penalties and cures for any breach of those responsibilites.

The Outcome

Once the deal is closed, you start receiving your Reverse-Rent-For-Life monthly equity payments, and any Optional Upfront Equity payments. We take over as your landlord, escrowing money for your property taxes, hazard insurance, and working with your on any outstanding or ongoing maintenance items at the property. We are a phone call away if something happens at the property and you need assistance. You retain possession of the house until you decide to move-out and continue to get your monthly equity payments for the rest of your life regardless of where you decide to live.
